About Neighborhood

Centrally located in Mount Pleasant’s shopping district, Seaside Farms is one of the few neighborhoods that are within walking distance to grocery stores, movies, shopping, pharmacies, doctor’s offices, and restaurants. Isle of Palms and Sullivan Islands are around five miles away and there are many homes with scenic water views. Homes have a wide price range from the mid $100,000s for condominiums to marsh-front homes for $1.5 million. Townhomes range from $400,000 to $600,000. The homes range in size from 1,000 to 5,000 square feet. There are many styles and floor plans to choose from. Seaside Farms single-family homes sell at a median price* of $568,000.

    

Amenities

There is a large swimming pool, playground, amenity center and walking trails.

    

Shopping and Dining

Visit the Shoppes of Seaside Farms, and you’ll find Harris Teeter, Target, medical offices, yoga, spas, salons, and eight restaurants. There is also nearby Mount Pleasant Towne Centre with a movie theater, big name retail stores, Barnes and Noble, Old Navy, Belk, Banana Republic, and restaurants such as P.F. Chang’s. Seaside Farms is located off Rifle Range Road at the Isle of Palms Connector, so it’s easy and quick access to the Isle of Palms beach. Many residents enjoy bicycling across the connector to enjoy scenic views of the marsh. There are upscale single-family homes, townhomes, and condominiums. The townhomes are in The Marais subsection, the condominiums are in Long Grove. Single-family homes are in Wild Olive and Magnolia Woods. Custom-built homes are in Cathedral Oaks.

Cathedral Oaks

In the back part of the neighborhood, you’ll find custom homes amid the quiet solitude of the marsh and ponds. Cathedral Oaks is a high-end subsection of Seaside Farms with marsh views and close access to Isle of Palms from large wrap around porches of Lowcountry style estates. Some homes have three-bay garages and luxury features. 

Long Grove at Seaside Farms

Long Grove is a luxury condominium community with four floor plans to choose from which are: The Gloria: one bedroom and one bath with walk-in closet and terrace. | The Majestic: one bedroom and one bath with walk-in closet, terrace, and dining room. | The Riviera: two bedrooms and two baths with walk-in closet, terrace, and dining room. | The Victoria: three bedrooms and two baths with walk-in closet, terrace, and dining room. 

Magnolia Woods

These single-family homes have at least three bedrooms and two baths while some have five bedrooms and four baths. There are a variety of styles and open floor plans to choose from.

Marais

Marais at Seaside Farms is an exclusive townhome community of 106 residences with their own swimming pool, fountains, and ponds.

Sales Data, HOA, and Covenants

In 2018, 16 Seaside Farms single-family homes sold from  $400,000 to $1.25M. The median sales price* was $554,000.Two homes sold for over $1.05M.

In 2017, 24 single-family homes sold from $425,000 to $1.2 million. Three homes sold for above $650,000. The median sales price* was $568,000

The Seaside Farms HOA fee is around $750 annually and the neighborhood is governed by covenants and restrictions.
