Speculative Builds and New Developments

The Carolina Places’ team goes beyond the typical listing agent’s duty by providing marketing package selections and acting as a liaison between you and your new homeowner. We provide a single point of contact for the buyer, freeing up your time to concentrate on the project. We actually guide homeowners through the building process. From the initial meeting to home completion, your homeowners need answers to a multitude of questions: Is my lender in the loop? Can I change the floor plan? Is everything on schedule? What can I upgrade? What is my final selection deadline? And what is on everyone’s mind- Am I within my budget? While acting as the buffer between the builder and the homeowner, a builder liaison can often dispel tension and allow your project to proceed more smoothly.

Give your homeowners the best experience by letting us handle their calls, allowing you to focus on the project.

    

We offer two marketing packages Basic and Level Up. They both include our Builder Liasion Duties.

    

Builder Liasion Duties
  • provide consultation and communication to clients
  • handle and prepare all contract documentation
  • coordinate buyers with the interior design team
  • point of contact for all departments throughout the building process
  • coordinate contract completion with buyers’ agents and lenders
  • provide pricing and documentation for upgrade requests
  • track and facilitate change orders
  • track construction schedules and make independent site visits
  • update homeowners on their budget vs. actual cost
  • walk homeowners through the project on a pre-determined schedule
  • chase down solutions to any issues that arise
  • work with attorneys - so you don’t have to
    • coordinate all closing documents for buyer & seller
    • work with the lender to ensure CD is completed and delivered on time
  • followup after move-in

      

Basic Marketing Program

Builder Liaison Duties +

  • Listing contract - Exclusive listings with Carolina Places
  • Agent duties to list and sell property
  • Current market data CMA
  • Contract writing and negotiations
  • Facilitate sale completion from contract to close
  • Show listing and hold home open
  • Zillow.com, Trulia.com, Realtor.com among other web presences
  • Facebook and Instagram campaigns
  • Promoted to relevant real estate offices

*  Builder responsible for all print campaigns, professional photos, and hosting catered events requested by the listing agent
